- Develop and implement project plans, schedules, and budgets for Property development projects.
- Coordinate with architects, engineers, contractors, and subcontractors to ensure timely and successful project completion.
- Monitor project progress given by project manager on site and ensure adherence to timelines for timely completion of project. Highlight deviations on weekly basis to principals.
- Oversee the day-to-day operations of properties, including residential, commercial, or industrial.
- Market available spaces, conduct tenant screenings, negotiate leases, and manage lease agreements and renewals.
- Coordinate maintenance and repairs, manage vendors and service providers, and ensure properties are well-maintained and compliant with regulations.
- Obtain necessary quote, do proper price comparison, Procure materials and negotiate contracts with vendors and suppliers, and ensure timely delivery to the construction site.
- Prepare and manage project budgets, track expenses, and ensure projects stay within budget constraints.
- Monitor property income and expenses, analyze financial reports, and implement cost-saving strategies where possible.
- Handle rent collection, billing, and financial reporting for assigned properties.
- Build and maintain positive relationships with tenants, address their inquiries and concerns promptly, and provide excellent customer service.
- Handle tenant complaints, maintenance requests, and emergency situations professionally and efficiently.
- Implement tenant retention strategies to minimize vacancies and maximize occupancy rates.
- Ensure properties and projects comply with local, state, and federal regulations, zoning laws, and building codes.
- Identify potential risks and liabilities, implement risk management strategies, and maintain proper insurance coverage.
- Conduct regular property inspections and assessments to identify maintenance needs, safety hazards, and compliance issues.
- Prepare regular reports on project and property performance, financial metrics, occupancy rates, and other key indicators.
- Communicate effectively with senior management, stakeholders, and team members to provide updates, discuss issues, and collaborate on solutions.
- Participate in meetings, presentations, and discussions related to project and property management activities.
- Bachelor's degree in Real Estate, Business Administration, Construction Management, or related field (preferred).
- Proven experience in project management, property management, or real estate development.
- Strong knowledge of real estate industry practices, regulations, and market trends.
- Excellent communication, negotiation, and interpersonal skills.
- Proficiency in property management software and tools.
- Financial acumen with experience in budgeting, financial analysis, and reporting.
- Ability to multitask, prioritize responsibilities, and work well under pressure.
- Problem-solving skills and attention to detail.
