Guildhall is seeking an experienced MEP Quantity Surveyor to manage the commercial and contractual aspects of MEP works across building projects. The role will be responsible for cost planning, quantity take-off, tendering, subcontract management, valuations, variations, and cost control, ensuring all MEP packages are delivered within budget and in line with project requirements.Key Responsibilities:
  • Prepare accurate quantity take-offs for MEP systems including HVAC, plumbing, drainage, firefighting, electrical, ELV, and associated builders' works.
  • Review drawings, specifications, BOQs, and tender documents to identify scope and commercial risks.
  • Prepare cost estimates, budgets, and pricing for MEP works on building projects.
  • Assist in the preparation of tender and subcontract packages for MEP trades.
  • Evaluate supplier and subcontractor quotations from both technical and commercial perspectives.
  • Support negotiations with subcontractors and suppliers to achieve best value.
  • Manage MEP-related contractual matters in accordance with project requirements and contract conditions.
  • Prepare and assess interim valuations, progress payments, and final accounts.
  • Review subcontractor claims, payment applications, and variation submissions.
  • Identify, prepare, and track MEP variations, change orders, and claims.
  • Maintain proper records for additional works, omissions, and cost impacts.
  • Support the commercial team in evaluating extension of time and cost-related claims where required.
  • Monitor project costs, commitments, forecasts, and cash flow related to MEP works.
  • Prepare regular commercial reports, cost reports, and budget updates.
  • Highlight cost overruns, risks, and opportunities to project management.
  • Work closely with project managers, engineers, procurement teams, and site teams to ensure accurate commercial control of MEP works.
  • Attend site meetings, progress reviews, and commercial meetings as required.
  • Ensure MEP measurement and valuation align with actual site progress and approved scope.
Requirements:
  • Bachelor's Degree in Quantity Surveying, Mechanical Engineering, Electrical Engineering, or related field.
  • Minimum 5-10 years of experience as a QS handling MEP works for building projects.
  • Strong experience in commercial management of HVAC, plumbing, drainage, firefighting, electrical, and ELV systems.
  • Proven background in residential, commercial, high-rise, mixed-use, or other building construction projects.
  • Good understanding of contracts, BOQs, measurement methods, and variation management.
  • Strong knowledge of cost control, tendering, subcontract administration, and final accounts.
  • Proficient in Excel and familiar with QS/commercial software.
  • Good communication, negotiation, and reporting skills.
